Casago has expanded its presence across Volusia County, FL transferring 152 former Vacasa-managed vacation rentals in Daytona Beach and New Smyrna Beach to an existing local franchise partner.
The portfolio will be run by Tim “Smitty” Smith, owner of Casago Daytona Beach and Casago New Smyrna Beach. With the new properties, his team now manages more than 220 homes across both markets. Smith has operated locally for nearly six years and has been a Casago franchisee for more than two years.
The move follows Casago’s 2025 acquisition of Vacasa and fits within its broader franchise-first strategy, which replaces centralized management with locally owned operators supported by Casago’s systems, technology, and back-office infrastructure.

Smith said the larger portfolio allows his team to scale while keeping operations, maintenance, and guest experience rooted in the local market.
Daytona Beach and New Smyrna Beach are high-demand, year-round destinations driven by oceanfront properties, seasonal tourism, and events. Casago said consolidating the portfolio under one local owner should simplify communication for homeowners and guests during the transition.
The Volusia County expansion adds to a series of post-Vacasa franchise conversions Casago has rolled out in Coeur d’Alene, Big Bear, San Diego, and the Bolivar Peninsula as it continues to convert former Vacasa markets into locally run operations.
