Casago San Diego Takes Over 150 Former Vacasa Homes

San Diego becomes the latest market to shift under Casago’s franchise model, adding to a string of Vacasa portfolio transitions in California and Texas

Casago has added another major win to its franchise-first growth strategy, announcing that its San Diego franchise will take over management of more than 150 coastal homes previously operated by Vacasa.

The Casago San Diego team, led by Carlsbad-based real estate professionals Dave Carter, Bert King, and Erik Trogden, brings over 35 years of local experience. Since joining the Casago network in 2022, the trio has built a reputation for five-star service, earning both Airbnb Superhost and Vrbo Premier Partner status.

“What makes this transition meaningful isn’t just the homes, it’s the people stepping in to manage them,” said Casago CEO Steve Schwab. “Dave, Bert, and Erik aren’t outsiders. They’ve lived in this community for years, they’ve earned trust here, and they are consistently delivering exceptional five-star guest experiences.”

The deal is part of Casago’s larger push to absorb Vacasa’s former markets following its $130 million asset acquisition earlier this year. Unlike Vacasa’s centralized approach, Casago’s franchise model empowers local operators with deep community ties with national systems and support.

The San Diego transition follows a wave of recent expansions. Earlier this summer, Big Bear Vacations added 39 homes to its California portfolio after Vacasa’s exit, pushing its footprint to more than 340 properties. And just last week, Bolivar Vacations on Texas’s Gulf Coast doubled its portfolio by taking on 90+ Vacasa homes, solidifying Casago’s reach in one of the most competitive vacation rental regions.

Together, these takeovers show that Casago is quickly converting Vacasa’s former markets into thriving locally run franchises. The San Diego team is expected to carry that momentum forward, offering homeowners greater transparency and guests more personalized service.

Reflecting on the shift, Casago San Diego owner Dave Carter said the partnership was a natural fit: “As longtime locals, we’ve always believed property management works best when it’s grounded in real relationships. Casago gave us the platform to scale that philosophy.”

With San Diego, Bolivar, and Big Bear now fully integrated, Casago has made clear that its franchise-first system is not only scalable, but also increasingly competitive in a consolidating vacation rental market.
