Casago Expands Texas Gulf Coast Footprint with 90+ Bolivar Peninsula Homes

The second major portfolio takeover since the $130M Vacasa deal

Casago’s Texas Gulf Coast franchise partner, Bolivar Vacations, has taken over management of more than 90 beachfront vacation homes previously operated by Vacasa, doubling its portfolio in just one year.

Led by longtime local operator Felipe Caldeira, Bolivar Vacations joined the Casago network in 2024 and has built a reputation for high-touch service and operational consistency. Its existing portfolio holds a 4.9 average guest review score, positioning the company as a market leader in the region.

The expansion is part of Casago’s strategy to integrate former Vacasa markets into its franchise-first model, combining local market expertise with national systems. It mirrors a similar move earlier this year in California, where Big Bear Vacations added 39 former Vacasa properties to its portfolio. Together, the two expansions highlight Casago’s rapid post-acquisition growth following its $130 million purchase of Vacasa’s assets in May.

During the summer season, the Bolivar properties will continue to operate under the Vacasa brand to avoid disruption. A full transition to the Casago brand and systems is planned after the season ends, with the existing on-the-ground Vacasa team remaining in place during the shift.

“What’s happening in Bolivar is a perfect reflection of why we believe so strongly in a franchise-first model,” said Casago founder and CEO Steve Schwab. “We’re empowering leaders with deep roots and real relationships to take what they’ve built and elevate it with the right tools, systems, and support.”

Caldeira said Casago’s culture was the driving factor in joining the network. ““By adopting Casago, we’ve raised our standards across the board and created a better experience for our homeowners, our guests, and our team,” he said. “We know there’s real power in having local decision-makers who are invested in the community, backed by the systems and support of a national brand. We believe that’s the future of this industry.”

With recent expansions in Texas and California, Casago now operates in more than 50 markets across North America, positioning its model as a competitive alternative in a consolidating vacation rental sector.
