Lake.com is a vacation rental platform built around one niche: properties near lakes and large bodies of water. The platform hosts more than 40,000 listings across 7,000 destinations in North America and Europe, and it just launched two new subscription tiers that let hosts skip the standard 10% per-booking commission in favor of a flat annual fee.
What the Tiers Include
The Premium tier costs $499 per year and includes one featured listing with 0% commission, direct booking capability, and a verified host profile. At that price, a host needs just ~$5,000 in bookings through that listing to come out ahead of the 10% commission.
The Portfolio tier costs $3,999 per year and is built for property managers with 10 or more properties. It includes up to 10 featured listings with 0% commission and direct booking tools, plus marketing amplification through Lake.com's newsletters, social media, PR channels, and creator program.
Both tiers apply 0% commission only to featured listings. Non-featured listings on the same account still use the standard 10% model.
Direct Booking on Featured Listings
A notable feature in both tiers is the ability to route travelers from a Lake.com listing to the host's own website to complete the booking. That's unusual for a marketplace, where the standard model keeps the transaction on-platform, and a big differentiator for Lake.com.
The move aligns with a broader industry shift. Direct booking revenue jumped 91% in 2025 as hosts pushed to reduce OTA fees, and recent data shows operators who capture even a modest share of bookings directly retain the majority of repeat guest revenue.
Lake.com CEO David Ciccarelli said the launch reflects what the company hears from hosts. "Many of them like the idea of paying once for the year and then keeping all their earnings," he said. The subscription model gives hosts a fixed cost they can plan around, which is a different pitch than the per-booking commission most platforms charge.
