eviivo just became a connectivity partner of Homes & Villas by Marriott Bonvoy, giving eligible vacation rental managers a direct way to send properties to Marriott’s home-rental platform.
The integration covers listing content, rates, availability, charges, policies, and reservations. eviivo says the partnership puts those properties in front of more than 300 million Bonvoy members while letting managers handle Marriott alongside their other booking channels.
What Happens When a Guest Uses Bonvoy Points
Homes & Villas launched in 2019 for premium and luxury vacation rentals. Unlike Airbnb or Vrbo, Marriott does not accept listings directly from individual, self-managing owners. The homes must be run by a professional property management company and pass Marriott’s review.
That makes this a distribution option for a narrower group of eviivo customers. Eligibility is not automatic, and the announcement doesn’t disclose portfolio-size requirements or eviivo’s commercial terms.
The loyalty mechanic is the more unusual part: Bonvoy members can pay with cash, points, or a combination of the two. If a guest redeems points, the property manager still receives the reservation’s normal cash payout. Homes & Villas acts as the merchant of record and pays the manager after the free-cancellation window closes.
The manager does not fund the guest’s redemption or accept a lower payout because points were used. However, It doesn’t mean the channel is free. Marriott’s usual commission and payment-processing deductions still apply, along with any applicable software or connectivity charges. What reaches the individual owner still depends on their management agreement.
eviivo Joins an Existing Partner Network
This is not the first PMS connection to Homes & Villas. Marriott’s current connectivity directory lists 27 partners, including eviivo.
For eviivo customers, the change is still practical. Managers who qualify can add Homes & Villas without adopting a separate system to keep calendars and rates synchronized as bookings arrive.
Marriott’s wider push into professionally managed rentals also comes after the failure of its separate Sonder partnership. Marriott removed roughly 7,700 rooms across 142 properties from its system after terminating the 20-year licensing agreement in November 2025. By adding more PMS connections, Marriott has another route to grow professionally managed rental supply without relying on one large operator.
