Airbnb's 2026 Fall Update: What Shipped and What's New for Hosts

Dynamic pricing, 3D floor plans and AI earnings insights arrive later this fall, alongside guest features first announced in May.

Airbnb released its 2026 fall update on September 30th. Much of it delivers features Airbnb promised at their Summer Release in May.

What's new for hosts is a set of four AI-powered tools arriving later this fall, led by dynamic pricing.

Dynamic Pricing and Three Other Host Tools

With dynamic pricing, Airbnb recommends a price range, and with one tap, nightly prices adjust automatically to daily supply and demand. Hosts can change the range at any time.

Airbnb hasn't said how this differs from Smart Pricing, which already lets hosts set a minimum and maximum price and adjusts rates based on demand. On the Q2 earnings call, CFO Ellie Mertz said Airbnb wants hosts to be as price-competitive as possible. "In many cases, that means we encourage our hosts to bring their prices down," she said, adding that Airbnb also wants to make sure hosts aren't leaving money on the table.

The earnings dashboard is adding AI summaries of a listing's performance, along with suggested actions. Airbnb's example screens suggest a monthly discount, a shorter minimum stay, and seasonal prices.

A new multi-listing calendar lets hosts update pricing, availability, cancellation policies or discounts across several listings at once. Interactive 3D floor plans will show guests a home's layout before they book.

What Shipped From the Summer Release

Connections and the travel map, promised in May for "later this summer," launched on September 30th. Once two people connect, each can see where the other stayed and read the reviews they wrote.

For hosts, this means a guest's stay at your listing, and their review of it, can now show up for that guest's connections. Guests choose which trips appear. Phocuswright research shows that U.S. travelers trust recommendations from family and friends more than any other travel resource.

AI comparison is also live, and its summaries are based on reviews and the details hosts provide. AI search, which was in testing with a small group of users this summer, now lets U.S. guests search in their own words or by voice. Neighborhood pages are starting in Paris.

New Services Guests Can Book

Grocery delivery through Instacart launched in more than 25 U.S. cities in May and now covers most U.S. stays, with Canada and Europe next. Guests order in the Airbnb app up to three weeks before check-in, and Instacart delivers to the listing. Hosts aren't involved. The exception is Phoenix and Orlando, where hosts who opt in can receive the order and stock the fridge before guests arrive, the same setup Airbnb tested in its Instacart pilot earlier this year.

The other services are new categories: meal delivery in select European cities, laundry through Rinse in select U.S. cities, and baby gear through BabyQuip in more than 60 U.S. cities starting in November. Guests can also rent ski gear in the French Alps and boats in South Florida.

The release doesn't describe a role for hosts in any of the new services.
