eviivo has released an updated Owner Management feature aimed at reducing the time property managers spend preparing owner financial statements.
The update combines owner statements, trust accounting, OTA reconciliation, and owner communications inside the PMS. The goal is to reduce manual reporting work that many property management companies still handle through spreadsheets and reconciliations.
What the update does
The core of eviivo's update is customizable owner statements that combine booking revenue and management fees with operational charges like cleaning, maintenance, and repairs in a single report. That combination, built natively into the PMS rather than stitched together across spreadsheets, is the main selling point.
The system supports both recurring and one-off charges at the property, unit, or bedroom level, with built-in approval workflows and automatic recalculation when values change. eviivo also added a secure owner portal where owners can access their statements directly, cutting down on the back-and-forth emails that pile up around payout time. Property management companies can review and publish statements individually or in bulk.
On the compliance side, the update includes contact management that supports 1099 reporting in the U.S. and DAC7 in the EU.
Industry context
eviivo is not the only PMS investing in this area. Hostaway and Guesty both invested in owner statement automation, and companies like Casago have outsourced trust accounting to specialists like Ximplifi. What eviivo is betting on is that property managers want this functionality inside the PMS itself, not bolted on or farmed out.
For property managers who are already feeling the strain of owner relationships, cleaner reporting is a practical step toward building the transparency that keeps owners around longer.
