AirDNA has launched Adapt, a revenue management system that sets nightly rates and minimum stays for STRs. The September 1st launch follows the product’s spring preview and moves AirDNA from supplying market intelligence into making pricing decisions, putting it in direct competition with PriceLabs, Beyond, and Wheelhouse.
The product is built around a common problem with automated pricing: hosts can see that a rate changed without knowing why. Adapt explains the factors behind each rate, lets users test other scenarios, and requires operator approval before its AI assistant applies a pricing change.
What powers Adapt
AirDNA says Adapt weighs a listing’s competitive position using data from the 15 million listings it tracks. Operators choose among four broad strategies focused on revenue, occupancy, a balance of the two, or securing steadier earnings through earlier bookings. Adapt then adjusts pricing rules to match that goal.
The system also builds editable comp sets and shows how a listing compares with nearby properties on rates, minimum stays, and availability. Its performance dashboard tracks booked revenue, ADR, RevPAR, occupancy, and length of stay against the listing’s history and comp set.
AirDNA says Adapt also detects local events that may affect demand, adjusting daily prices and minimum stays as booking conditions change.
Guesty connects pricing to portfolio operations
On September 8th, AirDNA and Guesty announced a two-way integration. Guesty sends listing details, reservation history, calendar availability, and current rates into Adapt. AirDNA combines that portfolio information with its market data, then sends nightly rates and minimum stays back through Guesty. Property managers retain control at the listing level.
AirDNA’s September 1st launch already named Guesty among six available integrations, alongside Airbnb, Hostaway, Hospitable, OwnerRez, and Uplisting. The later partnership announcement detailed how the connection works and confirmed that Adapt is available through the Guesty and Guesty Lite marketplaces.
What Adapt has answered, and what it hasn’t
When we first covered Adapt in May, two questions remained: when the product would become available and whether AirDNA could build the integrations needed to compete with established pricing platforms. Adapt is now live, and the Guesty partnership gives AirDNA a direct connection to one of the industry’s largest property management platforms.
AirDNA says more than 14,000 listings were connected to Adapt during private and public beta testing. The company hasn’t disclosed whether those listings generated higher revenue, occupancy, or RevPAR, but more performance data should become available as operators begin using the product at scale.
