PriceLabs Unveils New AI Tools

New tools deliver holistic revenue management for STRs, tackling visibility, conversion, and orphan nights

PriceLabs has launched two new AI-powered tools: Listing Optimizer and Dynamic Minimum Stays. The update expands its focus from dynamic pricing to full-spectrum revenue management for short-term rental operators.

AI Listing Optimizer

The new Listing Optimizer analyzes titles, descriptions, and photos to identify why listings underperform compared to competitors. It flags issues like missing amenities, weak headlines, or too few photos then generates a ranked checklist of fixes for property managers. The goal is to make listings more visible in OTA search results and convert more views into bookings.

Dynamic Minimum Stays

PriceLabs’ second product automates one of the most overlooked levers in revenue management: minimum stay rules. Static stay settings often leave orphan nights and missed revenue. Dynamic Minimum Stays adjusts restrictions in real time based on demand and occupancy data. It shortens stays to fill gaps, lowers minimums for last-minute bookings, and extends them for far-out periods to protect yield.

Training for Managers

Alongside the product launch, PriceLabs has introduced a free online course, Fundamentals of Revenue Management, to help operators understand pricing, demand patterns, and profitability drivers using tool-agnostic frameworks.

PriceLabs President and Co-Founder Richie Khandelwal said the shift reflects how the market is evolving: “Dynamic pricing was the first step, but the future of revenue management is much broader. The perfect rate is no longer enough. We need to ensure that properties are getting seen, rules fit traveler demand, and listings inspire confidence to book.”
