Evolve has acquired Guestworks, a Vacasa-operated brand owned by Casago, in an asset purchase that shifts roughly 1,000 homes onto Evolve’s management platform. Purchase amount and terms of the deal were not disclosed.
Evolve, which positions itself as a tech-enabled, asset-light model, will absorb Guestworks’ homeowner portfolio and migrate those owners onto its pricing, operations, and support infrastructure.
For affected Guestworks owners, the transition means their homes will now be managed under Evolve’s hybrid system, which combines AI-led pricing and automation tools with centralized support staff. Evolve says the migration will be designed to maintain continuity for owners and preserve future bookings.
A clear difference in strategy
The acquisition highlights two different approaches to vacation rental management. Casago is concentrating on locally operated, high-touch property management, and Evolve is scaling the hybrid, tech-driven model it’s known for. Both companies describe the move as a way to tighten focus, eliminate overlap, and compete more efficiently in a crowded management market.
Evolve says the integration supports its broader shift toward a more streamlined, technology-centered business. The company has heavily emphasized the development of its AI platform over the last two years, positioning that investment as the foundation for scaling profitably while maintaining low management fees.
Casago highlighted that the move allows the company to continue prioritizing full-service owners within its franchise network, while expressing confidence that the transitioning Guestworks homes will be supported under Evolve’s model.
The transition process for Guestworks homeowners is expected to be coordinated directly between the companies, with both emphasizing a smooth handoff.
