Property managers are embracing AI at record levels, according to Hostaway's 2025 Summer Snapshot Survey. Based on responses from over 300 managers and hosts, the survey found AI adoption rose from 60% in 2024 to 84% this year. Hosts attributed the sharp jump to rising costs and mounting pressure to automate.
Tech Becomes a Core Advantage
Despite persistent headwinds from inflation, tariffs, and travel restrictions, many operators remain optimistic. About 40% reported higher occupancy and nightly rates this summer, and 35% saw improvements in guest review scores. To maintain momentum, hosts are doubling down on tech. While PMS tools remain the foundation, dynamic pricing (62%), home automation (46%), and accounting software (42%) are now table stakes.
Hostaway noted that more operators are finding AI tools that “fit into their workflows and make their lives easier,” a signal that AI adoption is moving beyond experimentation into full integration.
Still, the challenges are real: 40% of respondents said macroeconomic pressures had a “big or severe” impact this summer. Competition and maintenance costs continue to chip away at margins. Local regulations, however, were less of a concern with most hosts reporting little to no impact from new rules.
The Outlook: Cautious but Optimistic
Sentiment for the next six months remains strong. 61% of managers feel positive about the near-term outlook, with over half expecting gains in occupancy and ADRs. This optimism is being driven by better optimization tools and global demand spikes from events like the 2026 FIFA World Cup.
